What drives the price
Roofers price by the square, which is 100 square feet of roof surface. Your roof has more square footage than your floor plan because of its pitch and overhangs. From there, these are the things that move the price the most:
- Size. More squares means more material and labor.
- Pitch. Steep roofs take longer and need more safety equipment.
- Complexity. Valleys, dormers, skylights and chimneys add flashing and labor.
- Layers to remove. Older homes sometimes have two layers of shingles that both have to come off.
- Decking. Rotted or damaged wood under the shingles has to be replaced. You won't know how much until the old roof is off, so a good estimate explains how decking is priced.

- The exact shingle brand and line
- Synthetic underlayment, plus ice and water shield in valleys and along the eaves
- New drip edge, flashing and pipe boots
- How rotted decking is handled and priced
- Ventilation work
- A written workmanship warranty, on top of the manufacturer's warranty
Also check the company itself: proof of insurance, a local address and phone number, and real reviews. Ohio doesn't issue a statewide license for residential roofers, so local registration and reputation matter.
